My name is Paul and I founded Pacific Business on October 27th, 2006. Pacific Business currently operates businesses under the brand names Modern Living Tokyo, Smart Housing Japan, and Smart Internet. We are a Next-Generation property and asset management company. We also provide a variety of IoT Information Technology Solutions that are synergistic with our real estate business.
Our real estate services include assistance for property investment, property sales, and full-service property management.
We use a combination of social media promotion tools that can significantly increase the return on investments. We perform site surveys for each new property and provide our market analysis and customized management proposal.
Our online proprietary Smart Rent Rolls® cloud application offers live property performance data 24 hours a day. Smart Internet® provides next-generation high-speed Wi-Fi 6 Smart Mesh Networks and Smart Building IoT technology solutions.
My journey started in Arizona (USA) in 1995, when I founded a company called Pacific Technologies Group that later became Pacific IT. Our mission to develop business process automation software for Healthcare Providers resulted in an application called Secure, an original software as a service (SaaS), which replaced many of their labor-intensive manual processes.
From 2003 to 2006, Pacific IT applied this technology approach to its property and asset management business in Hawaii on Oahu Island, while managing 147 apartments in five buildings located in various areas of Honolulu. The Hawaii properties were sold over a thee and a half year period for large capital gains. I then moved to Tokyo and founded Pacific Business LLP and Pacific Business KK, to continue property and asset management, and cloud software application development.
Currently, Pacific Business owns, has master leases, advertises, or manages over 300 units in over 30 locations for local and foreign owners. We offer short and long term rentals, from luxury (including serviced apartments) to budget rentals, even Guesthouses. We use a hybrid rental system to maximize market opportunities and investor returns.

One of our specialties is the weekly/monthly furnished rental market. There are a variety of different ways to invest in the furnished real estate market in Japan:
– MINPAKU (Regulatory Compliance, License Required, Owner Occupied or Licensed Management Company, 180 Days per Year Rental Period)
– RYOKAN GYO (Simple Lodging, Budget Hotel License, Additional Requirements Compared to Minpaku, can Operate 365 Days a Year)

We have navigated the intricacies of managing our own assets and those of other investors from around the world.
